SONORAN SPA AND SONORAN SEA - Go directly to the resort for check-in: When you arrive at the border town of Sonoyta, Mexico take Mexico Route 8 toward Puerto Penasco. Go about 60 miles. You will see our corporate office on the left with a large sign "Rocky Point Reservations”. Go past our office to the first traffic light.  Turn right at the light. Follow the road and go over the railroad tracks. Drive to the stop sign (Circle K gas station on right) and turn right. Follow the circle and turn right at the next street. Follow the road through the arch that says "Costa Diamante". Palm trees line the road to Sonoran Spa and the Sonoran Sea. Watch for signs and turn left to enter the brick road to the entrance gates of Sonoran Spa and Sonoran Sea Resorts. The Sonoran Spa entrance is to the left. The Sonoran Sea entrance is to the right. Stop at the guard station to be permitted to enter. Then go directly to the front desk to check in. CHECK-IN is 4:00 PM or after. The front desk is open 24 hours per day. CHECK-OUT IS 11:00 am. Keys MUST be returned at check-out to avoid a $20 fee.  

OTHER HOMES & CONDOS - (Except for Sonoran Spa & Sonoran Sea): Go to the Corporate Office for check-in (see location map below). When you arrive at the border town of Sonoyta, Mexico, take Mexico Route 8 towards Puerto Penasco. Go about 60 miles. When nearing Puerto Penasco (Rocky Point) you will see a Pemex gas station on the left. Our office is on the left about 1/4 mile after the station. Watch for our large lighted sign ROCKY POINT RESERVATIONS - WALK-INS WELCOME. If you drive to the first traffic light, you have gone too far. Turn around and come back.  CHECK -IN IS 4:00 PM TO 1:00 AM. If you plan to arrive later, call our Rocky Point office on your arrival date. Direct dial from the USA 011-52-638-102-0240, From Rocky Point dial 102-0240. CHECK-OUT IS 11:00 am. Keys MUST be returned at check-out to avoid a $20 fee.  

SECURITY/DAMAGE DEPOSIT: The deposit is a damage deposit and is NOT applied to rent. Deductions will be made from the deposit for missing items, including but not limited to: linens, kitchen items, decorations and for any property damage. Deductions will be made for lights and appliances left on (coffee pot. AC/heat, etc) and for windows and doors left open or unlocked. This deposit is refundable after inspection of your rental.

• Sonoran Spa and Sonoran Sea - Reservations paid with a credit card will have a $150.00 security deposit preauthorization placed on the card used to secure the reservation. This will be done at time of check-in. A $150.00 cash security deposit is due at check-in for all walk-in reservations paid with cash. For reservations that are made and paid for in advance with cash or check, a $150.00 security deposit will be added to the amount due.

• Other Condo and House Renta1s - The security deposit amount varies, depending on the property you are renting. Reservations paid with a credit card will have a security deposit preauthorization placed on the card used to secure the reservation. This will be done at time of check-in. A cash security deposit is due at check-in for all walk-in reservations paid with cash. For reservations made and paid for in advance with cash or check, the security deposit will be added to the amount due. The security deposit amount for each property is shown in the “View Property Details” in the online booking search for each property.

• Agreement with this policy is mandatory and your reservation will not be checked in without a signed confirmation of this policy on or before check-in. Clients refusing to sign will not be allowed to stay and will receive no refund.

CANCELLATION POLICY: For Spring Break, Fall Break, holidays and special events, there are NO REFUNDS for cancellations. To prevent against loss, trip insurance is available (see below). For other rental dates, a cancellation fee of 10% will be deducted from all money paid if cancellation is at least 10 business days prier to arrival. Cancellations within 10 business stays of arrival date will receive NO REFUND. "NO­ SHOWS' will receive NO REFUND.

UNFORSEEABLE CIRCUMSTANCES: Rocky Point Reservations bears no responsibility in the event of loss of power due to weather, electric company outages, water company outages, inclement weather, or any circumstance that could be considered an "Act of God. NO REFUNDS or cancellations will be offered for such circumstances.

TRIP/TRAVEL INSURANCE: Rocky Point Reservations offers Trip Insurance for all rentals. This insurance is available to you any time prior to final payment of your reservation. If you choose not to purchase trip insurance, your reservation will be subject to the fees listed in our Cancellation Policy above. With the right kind of travel insurance, your travel investment is covered before and during your trip. If you can't go on your trip for a covered reason, you will be reimbursed for your prepaid expenses. In the event of a covered loss caused by an unexpected illness, injury, weather, travel delays, or other covered reasons trip insurance will reimburse you for the prepaid, nonrefundable costs  you have paid. MEXICO CAR INSURANCE: Most US car insurance is not valid in Mexico. Check with your own car insurance company to be sure. You may purchase it through the link provided on our web site, or by calling the Phoenix office.

LATE CHECK-OUT: Pre-approved late check-out (arranged for on the day of departure) will be charged $20.00 per hour. Unapproved late check-out will be charged $30.00 per hour. To avoid late check-out charges, check-out by
11:00 am.

PAYMENTS: All payments (excluding security/damage deposit) are due now and will be charged to the Visa or MasterCard the renter has entered. Renter agrees that any damages or charges for missing items in the rental unit(s) will be charged to renter's credit card.

NOT ALLOWED: Most properties do NOT allow PETS. Renters are not allowed to have PETS in or on the property of any rental unit at Sonoran Spa and Sonoran Sea. If you are bringing a pet, be sure that you rent a property that allows pets. If you bring a pet to a property that does NOT allow pets, you will not be permitted to register and NO REFUND will be given. FIREWORKS are not allowed at the rental or on the beaches near the rental. GLASS CONTAINERS are not allowed near the pool or hot tub of these properties having pools or hot tubs. City ordinance forbids any VEHICLES ON THE BEACH. If your neighbors complain of EXCESSIVE NOISE it will not be tolerated and you will be asked to leave without refund. Failure to comply with any of these can result in contacting the police and will result in eviction with NO REFUND.

REQUESTING SPECIFIC UNITS: The rentals we manage are individually owned. Management will strive to comply with all reservation requests for specific units, however, due to owner changes, removal of units from the rental program, or mechanical problems, we cannot guarantee a specific unit.

OCCUPANCY: Each property we manage sleeps a specific number of persons (adults and children included). The number of occupants you paid for is noted on your confirmation. You will be subject to eviction, lose your security deposit and entire rental payment if more people are found in your rental. 

AGE REQUIREMENTS: We cannot accept reservations for vacationing students at some properties, For rentals at Sonoran Spa and Sonoran Sea Resorts we DO NOT rent to single persons under the age of 25 unless accompanied by parents during the entire rental period.

RESTRICTIONS: Guests are required to abide by the rules of the property in which you are staying. Please abide by the maximum occupancy for this property. Also abide by any notices posted by the property management or property association.

ASSUMPTION OF RISK: Renter has total responsibility for securing protection against loss by fire or other cause to renter or renter's belongings. No insurance is carried for the renter by the property owner or Rocky Point Reservations.

Thank you for reserving your accommodations through Beachfront Rentals. We are confident you will abide by the Rules and Regulations that are being provided by Rocky Point Reservations for your convenience and that your stay will be most pleasurable. The rules and regulations of the rental properties and the laws of Mexico are strictly enforced. Violators will be held accountable including, but not limited to, arrest by proper authorities, eviction from the premises and/or forfeiture of all monies paid.

• The rental rate is for a specified number of persons, If there is bedding for more than that number, extra persons are allowed at a charge of $20 per person per night (children 12 years and under are free).

• Please do not move or rearrange the furniture and avoid taking items from the condo. Everything is on inventory and anything damaged, broken, missing or lost will be charged to you. Please report any noticeable damages immediately upon check-in.

• Firearms and/or ammunitions are STRICTLY & SEVERELY prohibited by Mexican law.

• At Sonoran Sea and Sonoran Spa - All terrain vehicles (ATVs), jet skis, boats and sand rails are allowed on the property, but must be parked in a designated area.

• At Las Conchas - All terrain vehicles (ATVs, jet skis, boats and sand rails) are NOW ALLOWED. Camping on the grounds of the property is not allowed. Partying in the parking lot is not allowed. Only paid renters and owners are allowed to use the amenities such as the pool, hot tubs and grills.

• BBQ grills are not allowed inside the condos or homes or on the patios. Community charcoal grills are available at Sonoran Spa and Sonoran Sea. Bring your own charcoal. For other properties that allow BBQs, please place them a safe distance from the building

• Quiet time is 10:00 p.m. - no loud music. TVs, radios, parties.

• The pool at the Spa & Sea closes at 10:00 p.m.

• Cleaning service is provided after you check out of your unit.

NOTICE: By giving your credit card number, you agree to the above stated policies. You also agree that all information given is correct. Persons obtaining reservations under false pretenses will be subject to forfeiture of all monies paid and the party will not be permitted to register.
