Rules and Guidelines

Check-In: 3:00 p.m.
The Unit you have rented is on a lock box. Please make sure once you are paid in full that you have the lock box codes that were mailed or emailed to you with you before you go to Rocky Point otherwise you will not be able to get into the condo. Please Note: There is a gate to get into the condos. It's usually open during the day and closed at night. It is not locked so if the gate is closed you'll need to get out of your car to open it to enter the condo complex. PLEASE BRING YOUR OWN TOWELS.

Check-Out: 11:00 a.m.
Please put the keys back in the lock box and make sure all the doors are locked. Failure to do so will result in a $20 fee for each set of keys or possible loss of your damage deposit.

Emergency Number: Please do not go down to the office/house where the condos are located because those people do not own or manage the condo you are staying in. For any problems associated with LB12, MIR-7, MIR-8, MIR-9 or MIR-10, please contact Carolina at Casa de Carolina.

Please contact Carolina at Casa de Carolina in Rocky Point in case of any emergency at the condo (water problems, heat problems, key problems, etc.). She is located at the corner of Campeche and Ramos Arizpe (please see maps). Campeche is the street you came down prior to turning onto Matamoras Blvd to get to the condos. If her red Toyota 4runner is in the carport, just pull into her parking lot and honk the horn. She'll come out to assist you. Her phone number in Mexico is 383-5482.

Occupancy: If at any time, you have more people in your rental unit than you made reservations for, you may lose your security/damage deposit, be evicted without any refund or charged $20.00 per extra person per day.

Phones: Some US Mobile phones will work in Rocky Point. If you are calling another US number (including US mobile phones of friends who are visiting in Mexico) dial 001+AC+phone number.

Cancellation Policy:

Once a payment has been processed, all cancellations are subject to a minimum $50 fee per reservation.
If you cancel a reservation within seven (7) days of the arrival date, the cancellation fee is the standard room rate for the first night of the reservation or $50, whichever is greater.
There is no refund for reservation where the guest does not arrive.
No refunds will be given to any guest who is cautioned and/or evicted by the management, resort security or local police for violations of the resort's rules for guests.
Management reserves the right to issue refunds in the form of check made payable to the individual on the reservation and to mail it within 14 days of refund date.
There are no refunds for early departure for any reason and no refunds for holidays, including spring break.
Any reschedule is subject to a $20 fee.
Changes in reservations are subject to current rates. If you need to reschedule a stay you will be credited the amount of your prior reservation towards the new one. Any difference in price will need to be paid.

Smoking: The owners have requested that there is no smoking inside the condo

Fireworks/Safety: Due to concerns for the safety of our guests and for the protection of their property, fireworks will not be allowed on the beach or beachfront condo property and use of fireworks will cause forfeiture of your damage/ security deposit. Keep ALL the doors to your rental locked at all times. Safeguard all of your possessions at all times. You and you alone are responsible for their safekeeping.

Note: Beachfront Rentals and the owners/managers of these condos are not responsible for any local area water shortages or power outages that happen from time to time in the Rocky Point area. No refunds given for early departure for any reason.
