Policies and Guidelines
PLEASE
SIGN the FMI Rental Agreement (below) AND
TURN IN UPON CHECK-IN IN ROCKY POINT.
Check
In Time: 3:00
p.m. (Unless otherwise arranged with reservation agent.)
Check Out Time: 11:00 a.m. (Unless otherwise arranged
with reservation agent.) Please return the key to FMI's office upon check-out.
If the office is closed, please leave the key at the guard gate at Las Conchas. Late check out has to be arranged with the reservation agent. There is a fee for
late check out.
Directions to Check In: Check in at FMI's office in Rocky Point to pick up the keys and a map to the property you are renting. As you enter Rocky Point, HWY 8 will turn into Blvd. Benito Juarez. This is the only road coming into town from Sonoyta. If you are coming to FMI's office, keep going straight down that road until you see the City Hall building (the 6th stop light) and make a left hand turn on that road (Blvd. Fremont). Keep driving past the stop sign until you will see a large brown building on the left hand side called Plaza del Sol. FMI's office is in the front with a sign above the door that says First Mexican Investment. If you plan to arrive after 5:00pm, please notify Beachfront Rentals so they can make arrangements with FMI for you to pick up the key. If you arrive after 5:00pm the key must be picked up at the guard gate at the entrance to Las Conchas.
In
Case of Emergency : Should
an emergency occur, notify the guard gate immediately!

Boulevard at Plaza del Sol, Suite #6.
Occupancy: If at any time, you have more people in your rental unit than you made reservations for, you may lose your security/damage deposit, be evicted without any refund or charged $20.00 per extra person per day.
Phones:
Some US Mobile phones will work in Rocky Point. If you are calling another US
number (including US mobile phones of friends who are visiting in Mexico) dial
001+AC+phone number.
Cancellation
Policy:
All cancellations must be made 15 days prior to arrival. For all holiday rentals a 30-day cancellation period is required. Neglect to do so will result in complete confiscation of rental money.
There is a $100 processing fee for canceling any confirmed reservation no matter how far in advance.
There
is no refund for reservation where the guest does not arrive.
No
refunds will be given to any guest who is cautioned and/or evicted by the
management, resort security or local police for violations of the resort's
rules for guests.
Management reserves the right to issue refunds in the form of check made payable to the individual on the reservation and to mail it within 14 days of refund date.
There
are no refunds for early departure
for any reason and no refunds for holidays, including spring break.
Rescheduling:
Any
reschedule is subject to a $20 fee.
Changes in reservations are subject to current rates. If you need to reschedule a stay you will be credited the amount of your prior reservation towards the new one. Any difference in price will need to be paid.
Smoking:
The owners have requested that
there is no smoking inside the condo
Las
Conchas Rental Policies
As
a renter, you are a guest in Las Conchas and we want your stay to be a good
experience. In order to achieve this, please adhere to the following Las Conchas
rules. Renters are not allowed to bring ATV's, dirt bikes, sand rails, etc. into
Las Conchas. Renters are not allowed to bring jet skis or motorized watercraft
into Las Conchas. NO VEHICLES OF ANY KIND are allowed on the beach. FIREWORKS
ARE NOT ALLOWED in Las Conchas at any time anywhere!
WARNING! VIOLATORS ARE SUBJECT TO FINES
AND CONFISCATION OF VEHICLES AND FIREWORKS! Please
place all trash in plastic bags and deposit in the trash barrel in front of your
rental home for pickup by our trash collection service. All trash MUST be in
plastic trash bags. Unbagged trash will not be picked up.
BE CONSIDERATE OF YOUR NEIGHBORS! Remember, you are a guest in Las
Conchas and Mexico. Respect, good manners and conduct are essential.
Note: Beachfront Rentals and the owners/managers of these houses are not responsible for any local area water shortages or power outages that happen from time to time in the Rocky Point area. No refunds given for early departure for any reason.

FMI Rentals takes pride in the first class service we
provide. We hope your stay will be an enjoyable and pleasant experience. We are
confident that you will abide by these Rules and Regulations that are being
provided for your convenience and you own safety. Please remember the home you
are renting belongs to someone who loves and enjoys their home, feel free to use
everything and make yourself at home.

Check
out time is 11:00 a.m. There are no exceptions unless otherwise arranged.
·
Any
broken accessories or articles from the rental and/or any missing towels, keys
or other item will be taken out of the security deposit.
·
FMI
Rentals is not liable for any personal injuries. You rent at your own risk.
·
Smoking
is not allowed inside the house.
·
Please
watch your children. Be careful of sliding glass door and do NOT walk into them.
When they are clean it is difficult to tell they are there. Mexican glass is not
tempered and therefore will not shatter when broken.
·
Please
conserve water in all rentals.
·
Do not
take any items or towels to the beach.
·
Keep our
beach clean; do not litter, do not feed birds or leave food.
·
Please
respect and treat your rental as if it were your own home.
·
Please
do not have more people in one rental than specified. You have entered an
agreement with FMI Rentals by accepting to follow these guidelines. Failure to
do so will result in immediate eviction and complete confiscation of rental
money and security deposit.

READ & UNDERSTAND THESE RULES & REGULATIONS; I ACKNOWLEDGE THAT BREAKING
THESE RULES MAY CAUSE THE LOSS OF THE REST OF MY TIME IN THE RENTAL UNIT AND THE
LOSS OF MY DEPOSIT. I ALSO TAKE FULL RESPONSIBILITY FOR ANY AND ALL DAMAGE ME OR
ANY OF MY GUESTS MAY CAUSE
